Land Sales, Leases, and Development in the District
LOT SALES, LEASES & SUBDIVISION:
- Sale of lots in District communities: lot sales are temporarily on hold while the District's lot inventory is under review. Click here for land sale terms and conditions.
- Land sale and lease inquires outside of District communities: contact the Ministry of Environment. Lease agreements which exceed 10 years (together with any renewal terms), requires subdivision approval.
- Subdivision: The Community Planning branch, Ministry of Government Relations, is the approving authority for all subdivision applications in the province (outside of select larger municipalities). Click here for more information and online application form.
BUILDING & DEVELOPMENT PERMITS:
Building Permit:
While the District and the Lac La Ronge Planning Area do not have a Building Bylaw or employ a Building Official, all property owners are legally responsible for complying with all legislated building, safety, accessibility and energy standards. Before starting construction, please fill out the two forms below and submit them to: NSADinfo@gov.sk.ca.
The Construction Codes Act legally requires the information in the Notice to Property Owner form below to be collected.
Development Permit:
A development permit is required for development in the Lac La Ronge Planning Area. Otherwise, a development permit is not required for the unorganized area outside of the Planning Area. For Towns, Northern Villages and Northern Hamlets, please call their municipal office for development permit information.
Best Practices for the Unorganized Area Outside of the Lac La Ronge Planning Area: Although there is no Zoning Bylaw for the unorganized area outside of the Lac La Ronge Planning Area, the following guidelines are recommended:
Principal Building Setbacks:
Front Yard: 6 metres (19.6 feet)
Side Yard: 2 metres (6.5 feet)
Rear Yard: 4.5 metres (14.7 feet)
Accessory Building Setbacks (e.g. shed, garage):
Front Yard: 6 metres (19.6 feet)
Side Yard: 1.5 metres (4.9 feet)
Rear Yard: 1 metre (3.3 feet)
Corner Lots:
Drivers should have an unobstructed view around the corner. 6.1m/20ft from each corner is the recommended sight triangle dimension.

Plumbing and electrical permitting and inspections are under the authority of the Technical Safety Authority of Saskatchewan (TSASK). Click here for more information. ON-SITE WASTE WATER/SEPTIC DISPOSAL APPROVAL:
If you plan on installing an on-site wastewater system (including holding tanks) or extending, repairing or altering an existing on-site septic system you will need to apply and get design approval from your local public health inspector. Please contact the Northern Saskatchewan Population Health Unit for inspection and permitting.

SHORELINE DEVELOPMENT PERMIT:
An Aquatic Habitat Protection Permit from the Water Security Agency (WSA) is required before doing work in, or near, water. Click here for more information and application form.

From April 1 - Oct 31, a Burn Notification Number from the Saskatchewan Public Safety Agency (SPSA) is required under legislation and helps make sure that firefighters don’t respond unnecessarily to controlled burns. There are some exceptions. Click here for more information and application.

- A special event is a gathering that lasts for a limited time period, and includes a private family occasion such as a wedding, or an organized public event such as a community gathering, festival or celebration.
- Special events are not regulated by and do not require a permit from Northern Municipal Services.
- It is the responsibility of the event organizer to ensure all applicable healthy and safety regulations, bylaws, and licensing requirements are met.
- Concerns from the public should be directed to the event organizer.
