Land Sales Terms & Conditions

  1. Lots are sold on a first come, first served basis and when payment is received in full within seven days of signing the land sales agreement. *Lots are not held or reserved pending financing.* If the full purchase price is not paid within seven business days Northern Municipal Services may, at its discretion, terminate the land sale agreement.

  2. By way of written notice, Northern Municipal Services or the purchaser may terminate the land sale agreement anytime for any reason before full payment is received.

  3. Land and improvements are final sale and sold “as is, where is”. Northern Municipal Services does not provide any warranty as to the condition of the land or improvements. 

  4. The title for the property will only be transferred after the agreement is signed by Northern Municipal Services and the purchaser, and full payment is received and cleared. *No development, construction or lot clearing can take place until the title is transferred.*

  5. Construction costs to install any utilities such as telecommunications, power, water and sewer is the responsibility of the purchaser.

  6. Future improvements to the land will be made in accordance with any federal and provincial building codes, zoning bylaw, and registered interests.

  7. The land sale price includes the title transfer fee and GST.
