- Lots are sold on a first come, first served basis and when payment is received in full within seven days of signing the land sales agreement. *Lots are not held or reserved pending financing.* If the full purchase price is not paid within seven business days Northern Municipal Services may, at its discretion, terminate the land sale agreement.
- By way of written notice, Northern Municipal Services or the purchaser may terminate the land sale agreement anytime for any reason before full payment is received.
- Land and improvements are final sale and sold “as is, where is”. Northern Municipal Services does not provide any warranty as to the condition of the land or improvements.
- The title for the property will only be transferred after the agreement is signed by Northern Municipal Services and the purchaser, and full payment is received and cleared. *No development, construction or lot clearing can take place until the title is transferred.*
- Construction costs to install any utilities such as telecommunications, power, water and sewer is the responsibility of the purchaser.
- Future improvements to the land will be made in accordance with any federal and provincial building codes, zoning bylaw, and registered interests.
- The land sale price includes the title transfer fee and GST.
